Without firestopping, fire can travel through a building in minutes via these service pathways — even though the building's fire-rated structure remains intact. This is why firestopping is required by building codes across New York City and the United States.

What Firestopping Actually Does

Firestopping products are designed to seal penetrations and joints in fire-rated assemblies. When exposed to fire or heat, these materials expand, melt, or char to fill the opening and prevent the passage of fire, smoke, and toxic gases.

The specific products used depend on the type of penetration, the fire-rated assembly being penetrated, and the materials involved. A plastic pipe penetration, for example, requires an intumescent collar or wrap-strip that expands to close the pipe opening as the plastic melts. A cable tray penetration may use intumescent pillows or mortar systems.

NYC Building Code Requirements

In New York City, firestopping is required by Chapter 7 of the NYC Building Code. All firestopping systems must be UL-listed under ASTM E814 (UL 1479) — the standard fire test for through-penetration firestop systems. Each UL-listed system specifies the exact products, materials, and installation details required to achieve the specified fire resistance rating.

Common Firestopping Mistakes

Even experienced contractors sometimes make firestopping mistakes that can result in failed inspections and costly rework. Common issues include using non-listed products, applying products outside their tested limits, failing to firestop all penetrations (especially late additions to the construction scope), and inadequate depth of firestopping material.
